PalletIndex is built on four categories of anonymised, aggregated data. Partners are onboarded under data licence agreements with strict k-anonymity (n ≥ 5) at the regional level. Raw operational data never leaves the partner perimeter.

WMS platforms
Occupancy and utilisation across UK warehouses.
Warehouse marketplaces
Anonymised pallet booking transactions.
3PL operator network
Voluntary rate submissions, aggregated regionally.
Property consultancies
Lease comparables used for cross-validation.

Methodology

A short version. Full document available to subscribers.

01
Ingest

Partners deliver weekly aggregated rollups via a documented spec. Only regional and grade-level cells with n ≥ 5 are accepted.

02
Weight

Prices are weighted by verified occupancy so half-empty warehouses cannot drag the benchmark.

03
Publish

Volume-weighted median £/pallet/month per region, published 06:00 GMT every Monday. Revisions are tracked and dated.

Common questions

Where does the data come from?+

Aggregated feeds from WMS platforms (occupancy), warehouse marketplaces (transactions) and 3PL price submissions. No individual operator, customer or SKU is identifiable in any published value.

How is the benchmark calculated?+

Volume-weighted median £/pallet/month per region, weighted by verified occupancy. The full methodology is documented and reviewed quarterly by a subscriber-elected committee.

Why now?+

UK industrial occupancy is at record highs and rates are moving weekly. The published benchmarks from CBRE and Savills are quarterly lease-rate PDFs — too slow and too narrow for operational decisions.

Is contributing data risky for partners?+

No. Partners only ever share aggregated regional rollups (minimum k-anonymity n ≥ 5). Raw WMS or transaction data never leaves the partner perimeter.

Who owns the index?+

PalletIndex Ltd is the independent publisher. Data partners receive attribution and revenue share under contract. Subscribers receive the feed under a standard data licence.
